FAQ

Questions renters ask.

First time renting? Start here.

Here's how it works, start to finish. You tour, then apply online; most students add a parent as a co-signer, which just means they agree to cover rent if you can't. When you're approved, you sign the lease and pay a deposit of up to one month's rent, which you get back after you move out as long as nothing is damaged. Each month you pay one fixed amount that covers rent, utilities and Wi-Fi, online through the resident portal. Renters insurance is a good idea, because the landlord's insurance doesn't cover your laptop or your things. Your place comes furnished, so bring bedding, towels and your stuff.

What does "all-in" mean?

Your monthly payment is base rent plus a flat $85 utility and internet charge. That charge covers water, sewer, trash, gas, electricity (including your window A/C) and Wi-Fi. It's a fixed amount, not a metered bill, so it doesn't change month to month. Laundry is pay-per-load.

Is the furniture really included?

Yes. Every bedroom has a bed with a new foam mattress and waterproof encasement, a nightstand, a desk and chair, a desk lamp and a dresser or wardrobe. Toberman living rooms add a loveseat, coffee table, dining table with chairs, a wall-mounted smart TV and basic housewares. Everything is listed on a move-in inventory you sign. Bring bedding, towels and personal items.

How far is it to USC?

About a 12-minute walk to the Jefferson Boulevard side of campus, or a 5-minute bike ride. USC Village, with Trader Joe's and Target, is about the same walk. Both properties are inside the USC Department of Public Safety patrol area, which runs from Washington Boulevard to Martin Luther King Jr. Boulevard and from Normandie to Hill. The Jefferson/USC Metro E Line station is about a 20-minute walk. Most residents walk or bike everywhere and don't need a car.

What lease terms do you offer?

A standard 12-month lease, or an academic-year lease that ends July 31 so renewals line up with the school calendar. Rent is owed for the full term, including winter and summer breaks. We'll send a written renewal offer at least 60 days before the end date.

Can my parents co-sign?

Yes, and most students do. A co-signer (also called a guarantor) agrees to cover the rent if you can't. They fill out a short section of the application and sign a one-page addendum to the lease.

Do I have to be a student?

Trojan Court is student-oriented housing, so you need to be enrolled in or admitted to a college or university when you sign. If your status changes during the lease, that's not a problem.

How much is the deposit, and when do I get it back?

Up to one month's rent, paid at signing. It's returned within 21 days of move-out with an itemized statement and receipts for any deduction over $125. You can request a pre-move-out inspection up to two weeks before you leave.

What if I need to leave early?

Two options: give 30 days' written notice and pay an early-termination fee of up to one month's rent, or bring a replacement tenant who applies, is approved and signs for the rest of the term. In a shared room or shared unit, the remaining roommates stay on their lease.

How does a two-bedroom at Toberman work with a roommate?

Both roommates sign one lease for the unit and share one bath. Rent is quoted per unit; split two ways it comes to about $1,348 each, all-in. If one roommate leaves, they can propose a replacement who applies and signs on.

What's different about the Portland house?

Each bedroom is its own lease. You get a private, keypad-locked room and share the kitchen, living room, three and a half bathrooms and yard with up to seven housemates. A cleaner does the shared areas once a week and house Wi-Fi is included. The washer and dryer in the house are pay-per-use, like the Toberman laundry room. House rules cover kitchen cleanup, quiet hours (10 p.m. to 8 a.m. on school nights) and guests.

Is there parking?

Three uncovered spaces behind the Portland house, rented month-to-month by separate agreement at $125 a month. Street parking follows City rules. Both properties are an easy walk or bike to campus, and most residents don't keep a car.

Pets and smoking?

No pets; assistance animals are accommodated under state and federal law. No smoking or vaping anywhere on the property, indoors or out.

Can I have guests?

Yes, up to 7 nights in any 30-day period. In a shared double at Portland, overnight guests need your roommate's okay.

How do I pay rent and report a problem?

Through the AppFolio portal: rent by ACH or card, due on the 1st with a grace period through the 3rd, and maintenance requests any time. Peninsula View Property Management handles the property day to day.

Is there air conditioning?

Yes. Every unit and every Portland bedroom has a window air conditioner on its own circuit, and Toberman living rooms also have a ceiling fan. Electricity for the A/C is covered by the utility charge.

How do I get in without a key?

Portland bedrooms and the Toberman studios and two-bedrooms have keypad locks: you set a personal door code instead of carrying a key. The two one-bedroom units use a standard keyed lock.
